Public Space Renovation
The public lobby renovations took place on the two main levels of this 17 story atrium building. The project required close coordination among all trades to insure that the design elements developed by Gensler were successfully integrated into the construction. Main lobby floors, walls and ceilings and the main building entry doors were all demolished and replaced in phases to allow for tenant access throughout the project. New stone flooring, a monumental building entrance, wood veneer wall panels. coved drywall ceilings, decorative lighting were all elements of the new public areas. Horizontal and vertical joints aligned throughout. Work in and adjacent to existing occupied tenant space was performed during night and weekends. Temporary barriers and egress pathways were created to control pedestrian traffic and insure site egress. The project was completed in three phases to maintain required egress and access to tenant and retail spaces with minimum tenant disruption. The project was competitively bid at the general contractor level. The Keystone Group was chosen based upon its initial competitive bid, knowledge of the building and ability to provide value engineering services to bring the project in line with the Owner’s budget.
